Project:
Business Court Osdorp, located in Amsterdam, is a new warehouse development, consisting of 13 warehouse units varying in size from approx. 950 to 1,100 sq.m. Every unit offers sufficient office space. The project is set up specifically for small and medium-sized companies for which a location nearby Schiphol International Airport is important and organizations which have the so-called ‘Randstad area’ (a conurbation comprising of the four largest Dutch cities and the surrounding areas) as their core market.

 

Location:
Airport Business Park (ABP) Amsterdam-Osdorp (20 ha.) is located between Amsterdam and Schiphol International Airport. Recently several developments have been realised at this location, like the new European distribution center for US company Corning, business centre City Cargo and a development by Dutch developer Maasstede. Moreover, there are several national and international companies which are interested in establishing their business at ABP Amsterdam-Osdorp. At the entrance of the park a plot is reserved for a three star hotel providing approx. 200 rooms.

 

Accessibility:
Business Court Osdorp is excellently located with regard to Schiphol International Airport, Amsterdam, and the ‘Randstad area’. The property is easily accessible by motor ways A4 (Amsterdam – The Hague), A5 (Amsterdam – Schiphol) and A9 (Alkmaar – Haarlem – Amstelveen). Schiphol International Airport is located at 10 minutes driving distance, and the historical city centre of Amsterdam can be reached within 15 minutes. In addition, the property can easily be reached by train, tram or bus.

 

Security:
Security is an important issue for many companies and much attention has been given to this matter. There's only one entrance and one exit and cargo handling takes place on the courtyard of the property.

VAT:
The rental price will be subject to VAT. Tenant declares that its activities permanently exist for 90% or more of VAT-charged performances.

 

Rental payment:
Quarterly in advance.

 

Indexation:
The rent will be indexed annually in accordance with the consumers price index as published by the Central Bureau for Statistics (CBS) in The Hague (2006=100).

 

Rental period:
5 years + 5 years.

 

Notice period:
12 months.

 

Service charges:
To be agreed upon.

 

Bank guarantee:
A bank guarantee of three months’ rent, increased by service charges and VAT, must be settled by an acknowledged Dutch banking institution.

 

Available:
Q3 2009.

 

Remarks:

An agreement will only come into effect after written approval of SADC (Schiphol Area Development Company).
